Heavy-gauge vapor barriers, sealed foundation vents, and a dedicated sump discharge line so your Niles, MI crawl space stops feeding moisture into the floor joists above it.
Niles, MI crawl spaces vary a lot in how they were originally built, and a liner that's correct for one home can be undersized for another depending on foot traffic and storage use. We size thickness to how the space is actually used.
We follow manufacturer specs on liner overlap and seam tape so the barrier actually holds up over time.
Our technicians carry encapsulation materials on the truck for most standard-size crawl spaces, cutting down on return visits.
No hourly billing — the number we quote is the number on the final invoice.
A dedicated crawl space dehumidifier is sized to your square footage, not a one-size-fits-all unit.
Every Niles, MI Crawl Space Encapsulation job starts with an inspection, not a generic package — here's what that typically includes.
Before any liner goes down, we pump out existing standing water and remove debris left behind by prior drainage failures.
We install heavy-duty liner rated for crawl space conditions, sealed at every seam and pier to stop ground moisture from reaching the floor joists.
Open foundation vents pull in humid outside air, which is often the real driver of Niles, MI crawl space condensation — we seal them as part of encapsulation.
A crawl space needs its own sump basin and discharge line separate from any basement system, since the two spaces drain differently.
We also check subfloor insulation for water damage and replace anything compromised before closing the liner.
We ask about standing water, musty odor, and vent condition to gauge scope before scheduling the inspection.
We take humidity and moisture readings to establish a baseline before recommending a system.
We explain trade-offs between liner thickness options so you can choose what fits your budget and goals.
Most residential encapsulations finish in one to two days depending on square footage and access.

— Niles Customer
"Access to our crawl space is tight and awkward, but the crew didn't seem bothered by it at all."
— Niles Homeowner
"Musty smell in our upstairs hallway is completely gone now that the crawl space is sealed."
— Niles Customer
We can scope either option depending on your budget and how severe the existing moisture problem is.
Most residential spaces do well with a 12-15 mil liner; spaces used for storage or with foot traffic often need 20 mil for durability.
Some jurisdictions have code requirements around vent sealing, which we'll flag during the inspection if relevant.
Often yes, if the crawl space is the source — sealing and dehumidifying typically resolves musty odors within a few days of installation.
